I am renting my fully furnished apartment starting 7.4.2026 minimum rental period: 3 months maximum rental period: 12 months The apartment is located in the 21st district close to the Old Danube. Subway- and trainstation "Wien Floridsdorf" (U6 and S-Bahn) is in 10-15 minutes walking distance. From station "Wien Floridsdorf" you can reach the centre of Vienna in around 15 minutes. The tram lines 25, 26 and 27 the bus line 33A are in three minutes walking distance. The apartment was newly built in 2021 and is located on the fourth floor/first attic in a small building. The apartment is very quiet since it's located on a dead-end street next to a park. The area around the apartment is very green and peaceful. The apartment has a balcony (9 sqm), which goes out in the inner courtyard. In the inner courtyard is a garden, which is shared used between the neighbours in the building. The apartment is modernly equipped (under-floor heating, air conditioning, mosquito/fly screen on the balcony door
and on some windows) and fully furnished. You can use everything. The kitchen is fully equipped (plates, pots, pans etc.). There is a fridge with a freezer, a stove, oven, dishwasher, microwave, water boiler, toaster and a Nespresso coffee machine. In the bedroom is a king-size bed with pillows and blankets. There are extra sheets and towels in den cupboard. In the bathroom is a washing machine (from the brand Miele). There is a clothing horse to hang up your laundry, an iron and an ironing board. There is a height-adjustable desk in the study, which is great for doing Home-Office. Pricing: I am renting the apartment to an "All inclusive price" of EUR 1.850,- (all bills included). Mindestmietdauer: 3 Monate maximale Mietdauer: 12 Monate Ich bin aus privaten Gründen vorübergehend nach Niederösterreich gezogen und vermiete daher vorübergehend meine Wohnung in Wien. Die Wohnung ist komplett möbliert. Die Küche ist vollständig augestattet. Bettwäsche und Handtücher sind vorhanden. Es wäre quasi ein Einzug mit Koffer möglich. ;) Die Wohnung liegt im 21. Bezirk nahe der Alten Donau (5 Minuten zu Fuß). Der Bahnhof und die U6-Station "Wien Floridsdorf" sind 10-15 fußläufig oder zwei Stationen mit der Straßenbahn entfernt. Vom Bahnhof Floridsdorf erreicht man das Stadtzentrum in ungefähr 15 Minuten. Die Straßenbahnlinien 25, 26 und 27 sowie die Buslinie 33A liegen drei Minuten fußläufig. Geschäfte des täglichen Bedarfs (Billa, Penny Markt, Spar, Bipa, Apotheke, Bäcker) gibt es in unmittelbarer Nähe (ca. fünf Minuten zu Fuß). Die Wohnung wurde erst 2021 in einem revitalisierten Zinshaus neu errichtet und verfügt über Fußbodenheizung, Klimaanlage, Verdunklungsjalousien im Schlafzimmer, Mosquito-Netze an der Terassentür und an zwei Fenstern. Es sind Waschmaschine, Wäscheständer, Bügelbrett und Bügeleisen in der Wohnung vorhanden. Die Wohnung hat einen Balkon (9m2), der in den Innenhof ausgerichtet ist. Im Innenhof gibt es einen Gemeinschaftsgarten, der allen Bewohnern des Hauses zur Verfügung steht. Die Wohnung liegt in angenehmer Grün- und Ruhelage. Die eine Seite der Wohnung (unter anderem auch das Schlafzimmer) ist in den grünen und weitläufigen Innenhof ausgerichtet; die andere Seite der Wohnung ist in eine Sackgasse angrenzend an einen Park ausgerichtet; man hört demnach keine Straße/Autos/Verkehr in die Wohnung. Kosten: Ich vermiete zu einem "All-Inclusive Preis" von EUR 1.850,-. Inkludiert sind Kaltmiete, Betriebskosten, Heizkosten, Strom, W-LAN und "Möbelmiete".
